Fire pit

We expect to begin this work soon. As the spring moves into summer, Mark Hendrickson has given us a great plan, which includes a gathering place with a fire pit as a central focus. See picture below for a similar design. The space will be located toward the south end of our community beside the sixth fairway pond area.

We will be looking for volunteers to help make this our reality. To volunteer please use the contact email below.

The funding comes from our bottle return initiative and other non strata fee sources.

YOUR TASK: in order to effect changes to the common property, it is necessary to have the approval of the unit holders. We want obtain this approval without the expense of your time and strata money by calling a special meeting. Instead, and within the legislation, Council can ask for written consent from unit holders. Just letting you know this in advance.

Exterior painting

After weathering 8 seasons, it is time to begin our annual rotational painting program. Council will identify the units that are in most need of painting to begin the rotation. We hope to have all 43 units painted over a five year cycle.

This is part of the reserve fund set aside for routine care of our buildings. Please keep an eye this website for further information.

Capital Reserve Fund 

Part of the monthly assessment[1] we each pay is set aside in the CRF. The CRF is used for the ongoing maintenance of those areas that comprise the common property that we share. Under legislation, each Strata Corporation is changed with insuring there are enough funds in reserve to cover the costs of shingling, sealing the roadways, painting the siding, staining the exterior wood but to name a few responsibilities. 
At our 2016 AGM a commitment was made study what our capital needs will be moving forward. This large body of work has been tackled by Mark Hendrickson, one of our neighbours. Your Council will continue to study the situation and hopes to have a completed document presented at the next AGM.

[1] The CRF is NOT used for yearly maintenance of the lawns, snow removal, and other matters that an more of the day to day variety of care.
